    The Only Fees Charged by Mañana on Any Loan are Loan Discount Points:

    1.45% of the Total Loan Amount for a 7 Month Term (no rehab)

    2.5% of the Total Loan Amount for a 12 Month Term (with rehab or new construction)


    Other Loan Expenses Not Charged by Mañana:

    1.  Title Insurance – Ask your title agent

    2.  Other Closing Fees – Ask your title agent

    3.  Survey – Usually around $400, but ask your surveyor

    4.  Brokerage Fees – to the loan broker is usually 1.45% to 2.5%

    5.  Prorated Interest from the Date of Closing Through the End of the Month

    6.  Prorated Property Taxes Through the Date of Closing – Ask your title agent

    7.  Property Insurance – for full term of loan at closing.  Ask you insurance agent

    8.  Loan Documents – Typically between $500 – $800 depending on the complexity of your transaction

    LOAN TO COST

    Mañana will lend up to 100% of the total cost and sometimes more if the cost is supported by the market value. The loan amount can also be increased if the Borrower has additional collateral that can be pledged against the loan.


    LOAN TO ARV (AFTER REPAIR VALUE)

    Mañana typically lends up to 50% of ARV in the Dallas – Fort Worth area.

    We make our own judgments of value and will be glad to let you know what we think. You will never pay for an appraisal when doing business with Mañana.

    Loan to Cost

    Mañana will lend up to 100% of the total cost (including rehab or new construction) and sometimes more if the cost is supported by the completed market value. The loan amount can also be increased if the Borrower has additional collateral that can be pledged against the loan.


    Loan to ARV (After Repair Value)

    Mañana typically lends up to 65% of ARV in Austin.  Higher amounts can be achieved under our Equity program.
