Manana Funding (Manana) is a Texas Limited Liability Company which is licensed as a Mortgage Broker in the State of Texas (License # 77409). While Texas Law requires licensing for the funding, origination or brokerage of single family real estate loans (even for investment purposes), Texas Law also recognizes Manana’s loans as short term commercial bridge loans - each secured by a first lien deed of trust. As a maker of bridge loans solely for it’s own account, Manana does not sell any loans to Fannie Mae, Freddie Mac or any other government sponsored program. In congruence with these policies, Manana does not broker any loans, does not charge any brokerage fees and does not knowingly allow any other person or entity, licensed or not, to charge it’s customers any brokerage fee of any kind on any Manana transaction.
Manana was formed in response to a dearth of capital, credibility and integrity in the arena of “Hard Money“. This term is commonly recognized in the real estate community as a nontraditional source of short term financing (commercial bridge loans) used for purchasing or refinancing real estate by investors. However, Hard Money has also acquired a reputation full of negative connotations derived from unprofessional, unscrupulous lender types who charge usurious interest and oftentimes default on promises made prior to the real estate closing. Manana opened it’s doors to make dependable, honest, trustworthy capital available to smart, hard working folks (of the same character) out there who have found real estate investing to be a reliable, rewarding life experience. With the realization that sometimes “money is everything” to the real estate investor needing additional capital, our hope is that Manana finds him or her before the dubious lenders do. In the end, our goal is to provide a fast and reliable source of funds for properites that meet our investment criteria.
